When is a residential development more of a residential experience? When it offers amenities that help residents fully appreciate and make the most of where they live. Located in the heart of DUMBO, one of Brooklyn’s most sought-after waterfront neighborhoods, Front & York easily ticks those boxes.

The building offers more than 400 meticulously designed residences, a private half-acre residential park, a fitness destination, and 150,000 square feet of amenities designed to make work and play more convenient and enjoyable.

Front & York

Designed by Morris Adjmi Architects, the development takes its design cues from the materials and architectural elements found in its immediate surroundings. Expansive windows in each home provide Instagram-worthy panoramas of the park, the DUMBO streetscape, and the iconic New York City skyline, while conscientious interior design choices help blur the boundary between inside and out.

From its overall design to the smallest interior detail, every aspect of Front & York reflects the urban elegance of the neighborhood. Each residence in the building employs distinctive contemporary materials and finishes to honor DUMBO’s historic warehouse aesthetic. Living room floors feature chevron-patterned flooring, while custom-designed millwork sleekly defines spaces in the kitchens and baths. Stone features prominently among interior materials, with natural stone sourced from Marmi e Graniti d’Italia and Caldia marble countertops and backsplashes are used to define the roomy kitchens. Bianco Bello marble stone tile walls, tub surrounds and radiant heated Grey River stone floors make bathrooms feel like a luxurious spa.

The silhouette of a custom Bianco Bello-topped vanity echoes the arches of the nearby Manhattan Bridge. Both vanity and cast iron tubs are appointed with satin nickel fittings that add to the architectural character of the custom oak vanities. The kitchens boast state-of-the-art Gaggenau appliances and sleek contemporary wooden cabinets.

Apartments with Outdoor Space

Outdoor living is one of Front & York’s defining characteristics. In a city where outdoor space is at a premium, many of the homes feature generous private terraces that allow residents to quietly savor urban surroundings or entertain with the glittering skyline as a backdrop.

The development’s half-acre private park was designed by Michael Van Valkenburgh, a landscape architect well known for transforming post-industrial waterfronts into beautiful  sustainable parks. His complex park design features vibrant, multi-seasonal plantings, stone gardens, and a Magnolia Grove. Front & York is also close to Brooklyn Bridge Park, which has more than a mile of walking paths, lawns and recreational spaces along the East River.

Plenty of Amenities

But perhaps the most distinctive feature of Front & York is its extensive collection of indoor and outdoor amenities, which are designed to complement everyday living and bring residents together. Level Eight makes it easy to meet other residents and offers multiple ways to entertain. A curated selection of gathering spaces, including  a wine room, game room, party lounge, pool and outdoor terraces offers residents a place to relax and host. These spaces allow residents to enjoy time outdoors throughout the seasons.

The Outdoor Theater offers a great example. Warmed by integrated heat lanterns and a fireplace, it is an ideal place for gatherings (and screenings), whatever the weather. Residents can also take advantage of the Wine Room, which offers private storage lockers and can be used for tastings and dining events.

Entertaining is fun, but Front & York also offers ways to help residents get to work and get creative. It all starts with that essential cup of morning coffee, which can be enjoyed by the marble-clad fireplace in the Coffee Lounge. It’s a great place to scan the headlines, mingle with neighbors, and sip that special brew. There’s also a co-working lounge which gives working from home a new meaning. You can study or get creative in the lounge, and it’s also an ideal place to invite fellow WFH colleagues to do some in-person bonding and brainstorming.

What about the kids? Teens can enjoy the Xbox consoles in The Media Room, the retro arcade machines in The Game Room or channel their musical heroes in the Music Room, while younger kids can play with interactive art and toys in the Playroom. There’s something for everyone, which is a plus for families.

Another plus of Front & York is the option of having a car in the city and having a safe place to park it. A  large residential garage provides secured indoor parking plus charging stations for electric cars.

The stylish, spacious building defines what’s most appealing about city living, offering ample amenities to help apartment dwellers feel right at home.
